When compared to stocks, land investments prove
to be solid, tangible assets with limited volatility. A
March 26, 2008 Wall Street Journal article
reported that the S&P 500 has risen an average of
only 1.3% per year over the past nine years. At the
same time, farmland values have risen annually by
an average of 10% throughout the Southeast, 13%
in the state of Georgia and 16% in the state of
Florida.* Clearly, land investments have
outperformed stocks by overwhelming proportions
during this period.
Land Investment and Value is controlled by three R's:
REAL ESTATE
Real estate is simply dirt and whatever is attached to it. The location
of that dirt largely determines its value. Land situated in high growth
and development areas naturally carries a higher dirt value while land
located in rural areas carries less dirt value. Dirt values are extremely
important when evaluating land. Dirt values throughout the Southeast
have grown at tremendous rates over the past decade and should
continue to do so.

RECREATION
Hunting, fishing, hobby farming, hiking, birding, camping, ATV
riding, and more are recreational opportunities that add to the value
of land. All land has some
type of recreational opportunity, but
most have multiple. Prior to the 1980's the recreational value of
land was minimal. Today, recreational values are major
considerations when buying and selling. Many times, land can be
leased by its owner to a second party for recreational enjoyment.
Leases can prove profitable while covering ad valorem taxes,
general maintenance costs, and property improvements.
RESOURCES
Resources are what the land produces. Timber, crops, livestock,  etc.
all important resources when establishing land values. Water
availability through lakes, ponds, creeks, rivers and in some cases
irrigation systems increases land values and proves vital for many land
uses. Georgia's abundant mineral deposits of kaolin, granite and
quarry gravel boost the state's economy by providing skilled jobs and
paying royalties to landowners.
